The planned Tennessee project combines 80 large-format storage units with approximately 10,000 square feet dedicated to wellness
NEW YORK, United States – 9th October 2026 – Paradyme announced plans for Paradyme Flex, an 80-unit large-format boat and recreational vehicle storage development in Goodlettsville, Tennessee, with an approximately 10,000-square-foot health and wellness component. The project represents the company’s starting point for a broader Middle Tennessee real estate strategy following its headquarters relocation from California to Nashville in 2021.

The planned storage spaces are being designed to accommodate boats, recreational vehicles, luxury and collector cars, business equipment and personal inventory. Workshops and private recreational uses are also contemplated, subject to the project’s zoning and operating requirements. The concept centers on larger assets and regular use of the spaces rather than storage alone.
“Conventional self-storage is designed around smaller units and low-contact tenancy,” said Ryan J. Garland, founder of Paradyme.
The development’s design considerations include access, power, security, vehicle circulation and construction. Its potential users include recreational vehicle owners, car collectors, entrepreneurs and small-business operators whose space requirements extend beyond a traditional garage or smaller storage unit. Paradyme’s planning focuses on how those users would access and use the property.
Goodlettsville was selected as an entry point into the Nashville metropolitan area. The location provides access to Davidson and Sumner counties and is near Interstate 65, connecting the planned development with surrounding residential areas, commuter routes and the broader region. These access characteristics are part of the company’s assessment of the site’s suitability for large-format storage.
Paradyme’s evaluation extends beyond regional population trends. The company examines the surrounding trade area, including households, recreational ownership, businesses, competing storage supply, pricing and access patterns. Its assessment also considers whether local customers have a demonstrated need for larger, specialized spaces and what pricing those uses can support.
The planned wellness component would be positioned closer to the street than the storage portion of the property, providing greater visibility and easier access. Its inclusion draws on Paradyme’s experience operating a gym in Lake Havasu City, Arizona. The Goodlettsville plans bring storage and wellness uses together within the same development while retaining distinct areas for each activity.

Paradyme also developed large-format storage spaces for recreational assets in Lake Havasu City. That experience informs the Tennessee concept, although the company intends to evaluate local demand and operating conditions rather than assume that the same approach can be repeated without modification.
The company’s immediate Tennessee priority is execution of the Goodlettsville project and establishment of local operating relationships. Rather than announcing a broad development pipeline, Paradyme intends to use information from the initial project to assess potential subsequent activity in the state.
The planned evaluation includes absorption, customer behavior, pricing, operating costs, permitting and construction performance. The strength of local relationships will also form part of that review. These measures are intended to inform decisions about whether additional large-format storage, flex-space or wellness-centered commercial developments fit the company’s Tennessee operations.
