Since March 1, 2026, Georgia’s minimum real estate investment required for the country’s short-term residence permit has stood at $150,000, up from $35,000 previously Wyndham Grand Batumi Gonio, a developer of branded hotel residences in Gonio on Georgia’s Black Sea coast, currently prices its units above this threshold.

The threshold increase affects foreign buyers seeking Georgian residency through property purchase. A separate investor visa track, which grants residency for a direct economic investment of $300,000, was not changed.
The $35,000 threshold had been in place since earlier reforms to Georgia’s residency-by-investment framework. The government has not published a detailed public rationale alongside the new threshold.
The residence permit tied to real estate purchase is issued for an initial one-year term and can be renewed while the underlying property remains owned; a sale of the property results in revocation of the permit. It remains one of several residency routes available to foreign nationals in Georgia, alongside employment-based and family-reunification permits.
Wyndham Grand Batumi Gonio is a five-hotel resort complex on Georgia’s Black Sea coast, developed under the Wyndham Hotels & Resorts brand and managed by Aimbridge Hospitality, with ownership units priced above the current residency threshold.
